Creative developers – including retailers, restaurateurs and others – are being asked to submit innovative, feasible proposals for a vacant, County-owned, .76-acre property in the Cedar Mill town center, at the southeast corner of Cornell Road and Murray Boulevard.

Washington County has issued a "Request for Expressions of Interest" (RFEI) for the site and is requesting responses by Sept. 14.

The property is in a highly visible location, providing a gateway to the Cedar Mill town center. More than 30,000 cars pass the Cornell/Murray site on a typical weekday. The Cedar Mill area has seen steady growth, with about 60,000 residents and 30,000 jobs in the area.

"This site is in a great location for a restaurant, retail or mixed-use development, especially with a public plaza element" said Greg Malinowski, County commissioner, whose district includes the site. "We are anticipating some good responses to the RFEI and hope to see something under construction by 2016."

The County is using the RFEI approach because it is flexible – no costly, complex responses are required.

"We want to make it easy for anyone with a good idea to bring it forward," Malinowski said. "We're looking for proposals that are financially viable and that support the creation of a vibrant area that generates foot traffic and a spirit of community."

The Sept. 14 deadline is "soft;" the County will accept responses submitted after the deadline, up until a developer/project team is selected.
